Social media: whether you love it or hate it, it's here to stay! When it comes to marketing, companies using social media are experiencing exponential success compared to traditional marketing methods. That's because there is no other type of platform that allows you to get in front of hundreds -- even thousands -- of people at one time, with minimal effort.

How many networking events or talks could you physically attend in order to raise enough capital or joint venture partners to scale your portfolio? My guess is "not enough". But with social media, you're able to get in front of a captive audience who sought you out, WANTING to hear what you have to say. Those who don't, just won't tune in. So your pool of potential JV's and partners are already motivated and interested. Now all you have to do is close them.

Social media is also such a powerful tool when it comes to showing your expertise about what you do and even better: who you are as a person. I always say that raising money has more to do about the relationship than the numbers, and what better way for people to see the person underneath the numbers than videos or posts on social media?

That being said; most people don't even know where to start when it comes to actually "selling" on social media. There are specific strategies and techniques that are very different from the cat photos you upload to your Facebook.

If you've ever been stuck on the spot trying to analyze an investment property, or you want a quick, tried-and-true method to decide if you want to spend more time investigating it; this is a GREAT quick method.

Also called "The Napkin Method", you can do this quick cash flow analysis quickly on the back of a napkin (hence the name). I use it often to get a feel for a particular property and whether I want to proceed in spending more time on an in-depth analysis, or if someone want a quick yes or no.

This is by no means a comprehensive analysis, and doesn't account for other factors like potential renovations or improvements, location, or appreciation. That's why it's called the quick analysis method: it's meant for screening purposes only. I highly encourage you to always do a full, comprehensive analysis before deciding if an investment is worthwhile. I can' STRESS THAT ENOUGH.

Please do your homework, pleaaseeee before buying anything. And it NEEDS to be cash flow positive from day one! No exceptions, you hear?

This video is part of a Facebook Live training I did on basement conversions; my favourite new strategy! In this video, you'll learn what to look for in a potential property to make it "duplexable", how the numbers work and why it's such a great strategy in markets with over-inflated prices, and a flattening housing market.

There's always a lot of confusion about picking the "right" real estate market to invest in; you read newspaper articles, hear stories from your friends and it seems like there are just SO many options! Some investors make the mistake of "market-hopping" when a certain area becomes trendy, rather than sticking with the market they know, understand and might be boring (please remember that boring is good when it comes to investing!).

Flipping is not an HGTV dream. It's stressful, time-consuming and reallyyyy easy to screw up. It's something I highly recommend that first-time investors get a mentor or a partner to join with them on their first project. You hear so many horror stories about people losing their shirts, but most of my colleagues make millions doing it right.

If you follow the right formula and don't make these mistakes, you can be successful at flipping too. Just be aware of these common mistakes before going in, do your research and be prepared for anything. There is always money to be had in real estate investing, but with flipping in particular, you always want to be conservative with your numbers and build in appropriate buffers to avoid major losses. There's always a lot of confusion about picking the "right" real estate market to invest in; you read newspaper articles, hear stories from your friends and it seems like there are just SO many options! Some investors make the mistake of "market-hopping" when a certain area becomes trendy, rather than sticking with the market they know, understand and might be boring (please remember that boring is good when it comes to investing!).

There are some basic economic fundamentals, statistics and findings that will help you determine whether a market is suitable for real estate investing. Since I'm mostly a buy-and-hold investor that invests for positive cash flow and not for speculative appreciation (like EVERYONE should be doing btw!), these are the signs and statistics I look for, before choosing a market. Also keep in mind that the current economic climate and housing trends may throw these off a bit. There is a greater "real estate cycle" that encompasses the entire country, or at least the province, that might determine the strategy you use in that particular market. However, these are still helpful guidelines in ANY market, in ANY point on the real estate cycle, that if you follow carefully, should get you through any economic downturns.

4 Ways To Invest In Real Estate Today {Without Any Money!}

If you don't have capital; don't sweat it! In this video, I go over 4 (and a half) ways you can invest in real estate today, even if you don't have any money. I didn't say it was easy, but it's definitely possible! If you've been struggling to get started on your portfolio and feel stuck, hopefully this video will give you some tips and inspiration to get started.

I'd also like to add that for tip #2.5, it is 100% feasible to do a lease option with a seller to keep the property for yourself, without needing to bring in a tenant-buyer. If you can afford the monthly payments, or negotiate lump sum payments, you could "lease-to-own" a home from a private seller with a lot of equity, who may be struggling to keep their home, and need a few more years before it makes sense for them to sell. There's a lot of options out there guys, so get creative!
